Set amidst the rolling hills of Tuscany, Fattoria Antica is a beautifully restored country estate that perfectly blends rustic charm with modern comfort. Surrounded by vineyards, olive groves, and centuries-old cypress trees, the property offers a peaceful atmosphere where guests can truly relax and experience the authentic Tuscan lifestyle.
The estate features several charming villas and apartments of various sizes, ideal for couples, families, or groups of friends. Each accommodation is tastefully furnished in traditional Tuscan style, with terracotta floors, wooden beams, and warm colours that reflect the region’s unique character.
Guests can enjoy private gardens, terraces with breathtaking views, and a large swimming pool overlooking the countryside - the perfect place to unwind with a glass of local wine at sunset.
All accommodations are equipped with modern amenities to ensure a comfortable and relaxing stay, while still preserving the genuine spirit of rural Tuscany.

FATTORIA ANTICA is a charming estate immersed in the peaceful Tuscan countryside, designed to host exclusive stays, private events, and special celebrations in an authentic and secluded setting.

The property consists of 8 apartments and 2 independent villas, carefully furnished and distributed throughout the estate, with a total capacity of 44 beds, plus 8 additional sofa beds. This configuration makes Fattoria Antica an ideal solution for large groups wishing to stay together while maintaining comfort, privacy, and independence.

Within the property, several indoor and outdoor spaces are available, thoughtfully designed to harmoniously host every phase of an event: from the ceremony to the aperitif, from the dinner to the evening party and open bar. The variety of settings allows for smooth space management, adapting to the logistical and stylistic needs of each individual event.

The property does not work with an exclusive catering service; therefore, guests are free to choose their preferred caterer, ensuring maximum customization of the culinary experience:

Private chef service - Available on request (extra charge depending on the selected menu). If you wish to enjoy a private lunch or dinner at the villa, the owner Signora Sara, can arrange an authentic Tuscan dining experience for you. The date, time, and menu must be agreed directly with Sara at least 3 months in advance. During high season (June - September), due to high demand, we recommend booking 5-6 months in advance.
External chefs/catering - Please note that hiring external chefs or external catering companies is only possible if communicated to and approved by the owner in advance. This allows us to ensure the safety and the best experience for all guests.

Regarding music and entertainment, there are no time restrictions for music in indoor areas, while for outdoor areas music is permitted until midnight, in respect of the surrounding natural environment.

Wohnung Girasole, im 1° Stock gelegen, über eine Außentreppe erreichbar. Es gibt: 1 Schlafzimmer mit Doppelbett  (und evtl. 1 Einzelbett) und 1 Schlafzimmer mit 2 Einzelbetten (oder Doppelbett).

Wohnraum von 34 qm. mit 3 großen Panoramafenstern, durch die man einen herrlichen Blick auf das gesamte Casentino-Tal hat; es gibt eine Sitzecke, Esstisch, Küchenzeile. Die Wohnung Girasole liegt neben der Wohnung Papavero und kann mit dieser bei Bedarf durch eine Innentür verbunden werden.

1 Badezimmer mit Duschkabine, Bidet, WC und Waschbecken. Eine Waschmaschine steht zur Verfügung (2 € je Waschgang).

Der Blick auf das umliegende Land ist unvergleichlich, das Ferienhaus liegt inmitten des 16 Hektar großen Grundstücks. Es ist ein herrlicher Platz ohne Strassen und Umweltlärm in der Nähe, Natur pur in ihrer schönsten Form. Es gibt im großen, gepflegten Außenbereich mehrere überdachte Sitzplätze sowie Grillplätze und Steinofen.

Ein besonderes Highlight ist die neu renovierte Infinity-Pool-Anlage mit Überlaufsystem, großzügigem Whirlpoolbereich und einem edlen Feel-Touch-Beckenbelag, der ein angenehmes und luxuriöses Badeerlebnis garantiert. Der Privatpool liegt direkt vor dem Haupthaus und verfügt über Sonnenliegen und Schirme.Die Panoramalage des Pools bietet einen atemberaubenden Blick über das gesamte Casentino-Tal und auf das imposante mittelalterliche Schloss der Conti Guidi - ein Ort, an dem Himmel und Erde zu verschmelzen scheinen.

The Limonaia building and the stone-vaulted hall (next to the common kitchen) on the ground floor of the main house are available free of charge, for a maximum of 52 guests. Tables and chairs for up to 52 people are provided; any additional equipment must be rented.  For larger weddings, an additional venue at the entrance of the property can be hired (the furniture and equipment must be rented). During your wedding day, the exclusivity of the entire property is guaranteed. During the other days of your stay, there may be a wedding taking place; however, it will only use the wedding venue located at the entrance of the property and the adjacent garden. The pool, the main house, the nearby villas and the surrounding garden will remain for your exclusive use.

Das Ferienhaus befindet sich in der kleinen Ortschaft POPPI im Casentino, einem Tal zwischen Florenz und Arezzo, umgeben von jahrhundertealten Wäldern und unberührter Landschaft mit noch ganz wenig Tourismus. Die Entfernung zu FLORENZ beträgt ca. 1 Autostunde, nach AREZZO 50 Minuten, nach SIENA 1,5 Autostunden. In der allernächsten Umgebung gibt es ebenfalls interessante Ausflugsziele, wie die Klöster Camaldoli und La Verna mit ihren antiken Kirchen, und viele kleine interessante Ortschaften, jede anders, jede auf ihre Art interessant. In wenigen km Entfernung gibt es einen 9-Loch Golfplatz (in Poppi) in Panoramalage. Einkaufsmöglichkeiten in Poppi 3 Autominuten.Eine Fahrt nach AREZZO lohnt sich, es ist eine mittelalterliche Stadt mit ganz wenig Tourismus, gut zu „erlaufen“; Parken am Bahnhof, es gibt viele Geschäfte, interessante Kirchen; jedes erste Wochenende (Samstag und Sonntag) im Monat findet die große Antiquitätenmesse statt.  STARTING FROM JUNE 1ST 2025 THE TOURIST TAX IS DUETourist Tax (municipality of Poppi): 2€/per person/per day, for the first 4 days; children under 12 years free.50% discount for groups over 20 people.
